Renovation of historic building with cast-in-place concrete frame infilled with clay tile and a brick masonry veneer. Structor Group abated hazardous materials, demolished and replaced the HVAC, plumbing, and electrical systems, and exposed the original finishes of the concrete and structural clay tile surfaces. The team built out the interior of the second and third floors to create an open and modern office environment. Scope included new restrooms, wellness room, storage, conferencing spaces and open workstations. The O’Keefe building houses the offices of Facilities Management Administration and Design & Construction staff. The first project to use a 5D BIM model on the campus, heavy collaboration with the design team was required to create the 5D BIM model on this historic structure. Quantity modeling was a requirement and modeling software was the basis to recommend an efficient HVAC system.
